According to regulatory officials, multiple real estate firms have been issued notices seeking explanations for promotional material that did not meet disclosure standards mandated under the Real Estate (Regulation and Development) Act, 2016. In certain instances, while registration numbers were included, the manner of display reportedly failed to comply with prescribed visibility and clarity requirements.In at least one case under review, a project registered under a specific development category was advertised using descriptions inconsistent with its approved status. Such discrepancies, experts say, can create confusion among homebuyers regarding project specifications, land use permissions and compliance obligations.

The enforcement drive comes at a time when Hyderabad’s residential sector is witnessing sustained demand across both plotted developments and vertical housing. Industry analysts note that transparent advertising is not merely a legal requirement but a cornerstone of market stability, especially in high-growth corridors where speculative marketing can distort buyer expectations.Under the central legislation, projects exceeding defined size thresholds must secure registration before being marketed or sold. Pre-launch promotions without approval are prohibited, and every advertisement must prominently display a valid registration identification number. Regulatory officials have reiterated that the responsibility extends beyond developers to include real estate agents and advertising platforms facilitating promotional campaigns.

Urban economists argue that consistent enforcement strengthens investor confidence and reduces litigation risk in the long term. Hyderabad’s property market has attracted domestic and institutional capital partly due to its regulatory clarity compared with several other metropolitan regions. Any dilution of compliance standards, they caution, could undermine that perception.The regulatory push also intersects with broader questions of sustainable urbanisation.
