New Rules Mandate Senior-Friendly Amenities for Mumbai, Pune Builders

The Maharashtra Real Estate Regulatory Authority (MahaRERA) has issued comprehensive guidelines for developers focusing on senior citizen housing projects. In a recent circular, MahaRERA delineated mandatory amenities and design specifications for such projects, encompassing critical areas like building design, accessibility, safety, and sustainability. This move aims to standardise senior citizen housing, ensuring comfort, safety, and ease of access for elderly residents.

Issued in February, the draft guidelines invited feedback from various stakeholders, including senior citizens, which have now been incorporated into the final regulations. These guidelines align with the model guidelines issued by the Ministry of Housing and Urban Affairs, reflecting a nationwide push towards improved senior living standards.

Key Provisions for Senior Citizen Housing
Accessibility and Mobility:
All multi-storey buildings must feature elevators designed for wheelchair accessibility. This includes adequate space for wheelchairs and mobility equipment. Ramps are to be integrated throughout the building, ensuring seamless movement for residents. Doorways must be at least 900 mm wide, with a preference for sliding doors to facilitate easier access. Additionally, door handles and knobs should be large, easy to grip, and have smooth edges.

Safety and Ergonomics:
Furniture within these housing projects must be ergonomically designed, lightweight yet sturdy, and free from sharp edges to prevent injuries. Bathrooms and kitchens will follow specific design principles to enhance safety and usability for senior citizens.

Building Infrastructure:
Elevators must include both audio and visual signage systems to assist residents with different needs. Corridors, staircases, and other common areas should be well-lit and ventilated to ensure a comfortable living environment.

Green Building Principles:
Incorporating green building practices, the guidelines emphasize sustainable construction methods and materials. This approach not only supports environmental sustainability but also contributes to the overall well-being of the residents.

Implementation and Compliance
Developers across Maharashtra are required to adhere to these guidelines while planning and executing senior citizen housing projects. These specifications must also be reflected in the agreement for sale, ensuring that all parties are aware of and comply with the regulations.

MahaRERA’s initiative marks a significant step towards enhancing the quality of life for senior citizens in India. By mandating these comprehensive standards, the regulator ensures that senior housing projects provide safe, accessible, and comfortable living environments.
