The milestone positions the city among India’s most active commercial real estate hubs, reflecting strong occupier confidence and signalling deeper shifts in how businesses are choosing urban locations.

The sharp rise in Hyderabad office leasing marks a 48 per cent increase compared to the same period last year, underscoring a sustained rebound in corporate expansion plans. Industry observers attribute this growth to the city’s competitive rental ecosystem, relatively stable infrastructure pipeline, and its growing appeal among global firms seeking cost-effective alternatives to more saturated metros. A key driver of this momentum has been the expansion of Global Capability Centres (GCCs), which continue to anchor demand for high-grade office spaces. These centres, often set up by multinational corporations to manage global operations, accounted for a significant share of transactions. Their increasing footprint suggests a long-term commitment to the city’s talent pool and digital infrastructure, even as global economic conditions remain uncertain.

At the same time, third-party service providers and flexible workspace operators are reshaping how office demand is structured. The surge in flexible office uptake growing several-fold year-on-year indicates a structural shift in workplace strategies. Companies are prioritising agility, shorter lease cycles, and distributed work models, which in turn influences how buildings are designed, managed, and located within the city.While demand has surged, supply additions have remained measured, with new completions adding to the city’s inventory without significantly disrupting rental stability. Average office rents have shown a moderate upward movement, suggesting a balanced market where occupiers are willing to pay a premium for quality spaces, particularly those aligned with sustainability benchmarks and employee-centric design.Urban planners note that the rise in Hyderabad office leasing also raises critical questions around infrastructure readiness and equitable growth.
