RLDA Seeks Bids for Ramnagar Commercial Space

The Rail Land Development Authority (RLDA) has launched a bid invitation for the lease of a prime parcel of railway land adjacent to Ramnagar Station in Uttarakhand. This strategic move is aimed at fostering commercial development under the Izzatnagar Division of the North Eastern Railway.

The land in question spans 13,625 square metres and will be available for lease for a period of 45 years. The RLDA has set a reserve price of INR 18.87 crore for this valuable property. The plot is situated within a dynamically expanding area and has been allocated a Floor Area Ratio (FAR) of 2.2, allowing for significant development potential. The site is bordered by railway land to the north and west, a 3.35-metre wide canal to the east, and a 9-metre wide Dhela road to the south. It is noteworthy that the Dhela road is slated for future expansion to 30 metres, as per the master plan, which could enhance accessibility and increase the site’s commercial value.

According to the Ramnagar Master Plan Town (RMPT), developed by the Kumaun Urban Planning Office in Haldwani, the area designated for development covers 31.55 square kilometres. However, only 2.49 square kilometres—approximately 7.89%—falls within the current municipal boundaries of Ramnagar. This discrepancy highlights the rapid expansion and sprawl occurring in the town, underscoring the potential for substantial commercial growth in the region.

The RLDA’s initiative to lease this land reflects a strategic effort to capitalise on Ramnagar’s burgeoning development and urban sprawl. Interested developers are encouraged to consider the future growth prospects of the area, particularly with the planned road expansion and the increasing demand for commercial spaces in rapidly growing urban centres.
