Real-Estate Fraudster Faces Goondas Act Detention

In a significant crackdown on property fraud, the Avadi City Police Commissioner has authorised the detention of a real-estate broker under the Goondas Act. This action follows the broker’s arrest in connection with a scheme involving the forgery of documents and impersonation to unlawfully acquire and sell properties.

The broker, identified as residing in Ambattur, was apprehended by the Land Fraud Investigation Wing of the Avadi City Police. The arrest was prompted by a complaint from Ibrahim, a 76-year-old resident of Chengalpattu, who reported the fraudulent activities. According to the allegations, the broker, in conjunction with accomplices, fabricated a death certificate and a legal heir certificate. These falsified documents were then used to execute a power of attorney and settlement deeds, which facilitated the illicit sale of Ibrahim’s property located in Korattur for ₹90 lakh.

The accused, who was detained last May, reportedly has a history of similar criminal activities across Ambattur and surrounding areas. The Goondas Act allows for preventive detention of individuals deemed a threat to public peace or safety, and the Avadi City Police’s decision reflects the severity of the fraud’s impact on the community.

The case underscores the growing concern over real-estate fraud and the misuse of legal documents in property transactions. The Goondas Act, typically used for detaining repeat offenders who pose a persistent threat, highlights the serious nature of the broker’s offences and aims to deter similar fraudulent activities in the future. This development is a critical step towards strengthening legal mechanisms against property fraud and ensuring accountability within the real estate sector. The enforcement of such stringent measures demonstrates a commitment to protecting property owners and maintaining the integrity of real estate transactions.
