Navi Mumbai’s Airoli Set for Major Real Estate Growth with 185,000 Units by 2030

Navi Mumbai’s Airoli area is experiencing a remarkable surge in the real estate sector, largely due to extensive infrastructure developments. According to Liases Foras, a leading real estate consultancy, the number of housing units in the Airoli region is projected to exceed 185,000 by 2030. This boom is fueled by the area’s growing connectivity, competitive property prices, and proximity to key business centers.

At present, Airoli boasts more than 1,100 active real estate projects, with a total housing supply of nearly 1.94 lakh units. Over half of these units have already been sold, leaving around 96,700 units available for prospective buyers. A key indicator of the market’s growth is the 50% rise in housing inventory, from 64,500 units in Q2 FY2020-21 to 96,700 units in Q2 FY2024-25.

Airoli’s strategic location, which connects commuters to major business hubs and reduces travel time by 30-40%, adds to its appeal. The area’s affordability is another attractive factor, with 1 BHK units starting at Rs 34 lakh and 2 BHK units averaging Rs 1.3 crore, making it a balanced option compared to pricier neighborhoods like Ghatkopar, Vashi, and Mulund. A major catalyst for Airoli’s real estate growth is the slew of infrastructure projects under development. The ongoing Airoli-Katai Naka freeway, the proposed Ghansoli Airoli Palm Beach extension, the Vikhroli-Badlapur metro line, and the upcoming Navi Mumbai International Airport are expected to enhance connectivity and further fuel demand in the area. Additionally, the upcoming Kalwa-Airoli elevated rail corridor and Goregaon-Mulund link road will make commuting more convenient.

Pankaj Kapoor, Managing Director of Liases Foras, sees Airoli as a prime investment opportunity for homebuyers, businesses, and investors. He believes that the area’s infrastructure improvements, combined with its affordable property prices, will make Airoli one of the most sought-after locations in the Mumbai Metropolitan Region. Real estate experts are optimistic about Airoli’s future. They anticipate continued growth in the next decade, driven by the influx of both residential and commercial developments. For those looking to invest in Navi Mumbai, Airoli presents a compelling choice, offering a mix of convenience, affordability, and long-term growth potential. Airoli’s strategic location, affordable pricing, and ongoing infrastructure projects make it a prime area for growth.
