YEIDA Auctions Four Hotel Plots Near Noida Airport, Generating Over Rs 106 Crore in Bids

The Yamuna Expressway Industrial Development Authority (YEIDA) has successfully auctioned four prime hotel plots near the Noida International Airport. The auction, which took place on 8th February 2025, has generated substantial revenue, with the plots sold at prices significantly above their reserve values.

The plots, located in Sector 29 of the Yamuna Expressway area, range in size from 3,400 to 4,000 square metres, and their sale has marked a major step forward in the region’s infrastructure development. The highest bid, which reached an impressive Rs 31 crore, was for a 4,000-sqm plot, awarded to Equasocio Digital Technologies. This bid was at least Rs 5 crore higher than its reserve price of Rs 26 crore, a clear indication of the strong demand for land in the area surrounding the new international airport. The successful auction has also revealed the growing interest from developers keen to invest in the region. Two additional 3,400 sqm plots were sold to Balaji Enterprises and Ranchor Infra Developers, each for Rs 23 crore—about Rs 1 crore above their reserve prices. Furthermore, a third 3,400 sqm plot was secured by Net2Source Consulting for Rs 29 crore, significantly outbidding the reserve price of Rs 23 crore. In total, YEIDA has earned a cumulative Rs 106 crore from these four hotel plots alone, surpassing the reserve price by approximately 12%. Officials estimate that the total investment in these projects could exceed Rs 200 crore, further contributing to the region’s rapid development as a key commercial hub.

The auction results are a strong signal of the potential for growth in the Noida region, particularly with the impending Noida International Airport, which is set to become a major transportation hub. As the airport nears completion, infrastructure developments like hotels, retail spaces, and fuel stations are expected to thrive in this rapidly evolving area. In addition to the hotel plots, YEIDA also auctioned a plot in Sector 18 for a fuel station. Bharat Petroleum Corporation Ltd emerged as the successful bidder for a 2,100 sqm plot, securing it for Rs 12.2 crore. This addition to the infrastructure is in line with YEIDA’s plan to support the region’s rapid growth by providing essential services to travellers and businesses.

The auction process for these plots began in December 2024, with YEIDA offering a total of 12 plots, varying in size from 3,100 sqm to 20,000 sqm, available for bidding through e-auction. The hotel plot scheme has already sparked significant interest, with developers eager to capitalise on the area’s expanding commercial opportunities. Similarly, the fuel station plot scheme, launched in November 2024, has attracted further investment into the area’s infrastructure. With these latest developments, YEIDA is well on its way to transforming the Noida region into a bustling business and travel hub, with investments in hotels, retail outlets, and fuel stations expected to multiply in the coming years. The auction results signal strong investor confidence and reflect the ongoing transformation of the area into a strategic location for businesses in the NCR (National Capital Region).
