Maharashtra Housing and Area Development Authority (MHADA) has announced a revision in prices for homes under the Economically Weaker Section (EWS) category in Thane district. The price correction covers a total of 6,248 units across two locations—Shirgaon and Khoni—under the Pradhan Mantri Awas Yojana (PMAY-Urban) scheme.
The homes, developed by MHADA’s Konkan Board, are now available for sale on a First-Come, First-Served basis, with no deadline for application, allowing eligible buyers greater flexibility and opportunity. The revised prices reflect a mixed adjustment, with a price reduction in Khoni and a moderate increase in Shirgaon, in line with recent evaluations.According to officials, 5,236 homes in Shirgaon will now be priced at ₹19.28 lakh, marking a ₹1.43 lakh increase per unit. In contrast, the cost of 1,012 units in Khoni has been reduced by ₹1.01 lakh, bringing the revised price to ₹19.11 lakh per flat.
These changes were officially approved by MHADA’s Vice President and CEO, and have since been welcomed by budget home seekers. The revisions are part of MHADA’s ongoing attempt to rationalise housing costs while ensuring affordability for low-income families in one of the state’s fastest urbanising districts.“Citizens who are looking to own their first home should take advantage of this opportunity,” said a senior official from MHADA’s Konkan Housing and Area Development Board, underlining the urgent need to address the region’s housing deficit with transparent, accessible government-led schemes.
Eligibility under the EWS category is limited to applicants with an annual household income of up to ₹6 lakh. Those earning between ₹6 lakh and ₹9 lakh fall under the Lower Income Group (LIG), between ₹9 lakh and ₹12 lakh under the Middle Income Group (MIG), and households earning above ₹12 lakh qualify for the High-Income Group (HIG) category.The price cut comes ahead of MHADA’s much-anticipated housing draw, scheduled around Diwali 2025, where nearly 5,200 affordable homes are expected to be released across income segments. These units are likely to include a mix of apartments spread across Thane and Mumbai Metropolitan Region (MMR), a region struggling to balance demand and supply in the housing market.
In 2024, over 2,000 homes were made available by MHADA, ranging from ₹29 lakh to ₹6.82 crore. The current revision not only underscores MHADA’s commitment to making housing more accessible but also contributes to broader goals of inclusive urban development and sustainable living.With over 2,000 construction sites active in the region and thousands of families still reliant on rental housing, the MHADA initiative is expected to bring tangible relief, particularly for those in the EWS category who often face barriers in securing safe and long-term housing.
