Chennai Launches Rs 800 Crore Logistics Park at MWC to Boost Industry Growth

Chennai’s industrial landscape has received a major boost with the launch of a ₹800 crore Grade-A Industrial and Logistics Park at Mahindra World City (MWC). Developed by Ample Parks, a joint venture between Actis and Mahindra Lifespaces, the project spans 71 acres and introduces 2.1 million square feet of leasable space. Strategically located near the Oragadam–Maraimalai Nagar corridor, this infrastructure is tailored for the rising demand in high-growth sectors such as automotive, electronics and engineering.

Positioned within the Domestic Tariff Area (DTA) of MWC, the park is currently the largest industrial asset of its kind in the region. The facility combines ready-to-move-in industrial and logistics infrastructure with custom-built options for research and development and commercial use, targeting firms in the auto, electronics, white goods, and engineering industries. With its proximity to major industrial clusters, the development is expected to generate over ₹1,400 crore in revenue across the next ten years, contributing ₹110 crore annually once operational. This project is backed by a clear strategy to support sustainable development. Approximately 50% of the power requirements for the park will be sourced from renewable energy, underscoring the company’s green ambitions. The site will also feature 441,000 square feet of green open spaces and more than 8,000 trees, creating an environment-friendly industrial ecosystem that aligns with Chennai’s broader sustainability goals.

Officials associated with the project described it as a comprehensive, future-ready ecosystem that integrates industrial, logistics and commercial infrastructure. The facility is expected to generate employment for nearly 11,000 workers while helping businesses cut operational inefficiencies. As part of its national vision, Ample Parks aims to develop industrial parks across key Indian cities including Mumbai, Delhi NCR, Ahmedabad, Pune and Kolkata. The developer has also set its sights on tier-2 economic hubs such as Lucknow, Jaipur, Nagpur and Guwahati. Experts from the industrial infrastructure sector view this launch as a sign of Chennai’s growing significance as a manufacturing and logistics destination. The Oragadam–Maraimalai Nagar region has been rapidly evolving into a key corridor for export-oriented and domestic industries, supported by logistics connectivity, a skilled workforce and increasing policy support.

Industry consultants and occupiers present at the launch cited the park’s blend of built-to-suit and ready infrastructure as a strategic advantage in today’s rapidly shifting supply chain landscape. The presence of high-grade warehousing and industrial facilities within the MWC ecosystem is also expected to enable synergies across verticals, from production to final distribution. The Chennai launch marks the maiden venture of Ample Parks and comes at a time when India’s logistics and industrial real estate sector is witnessing strong investor interest and tenant expansion. With supply chains being regionalised and consumption-led manufacturing on the rise, developers are prioritising ecosystem-led assets offering efficiency, scalability and long-term value.

Market analysts estimate that industrial parks integrating clean energy, digital infrastructure and transport connectivity are likely to define the next phase of India’s economic hubs. Ample Parks’ MWC facility, with its combination of scale, flexibility, and sustainability, is seen as an emerging benchmark for future industrial developments across the country.
