MHADA’s 142‑acre Motilal Nagar redevelopment in Goregaon to redefine sustainable urban living

The redevelopment of Motilal Nagar in Goregaon (West) is set to redefine urban living in Mumbai, transforming the 142-acre expanse into India’s largest and most ambitious housing redevelopment project. The Maharashtra Housing and Area Development Authority (MHADA) has greenlit the initiative, which promises to be a benchmark for sustainable, equitable, and eco-friendly urban renewal, moving beyond mere construction to create a holistic and carbon-conscious community.

This monumental undertaking will see the rehabilitation of over 3,372 families from dilapidated structures built in the 1960s, along with 328 commercial establishments and 1,600 slum dwellings. In a move towards greater housing equity, each eligible residential family will receive a spacious 1,600 sq ft apartment, the largest ever provided in a MHADA rehabilitation scheme. The project, with a stringent seven-year completion timeline, signals a paradigm shift in how the city approaches redevelopment, focusing on enhancing living standards while championing environmental stewardship.

At the heart of this transformation lies the innovative ’15-minute city’ concept, a cornerstone of modern, sustainable urban planning. The master plan, crafted by a renowned Netherlands-based architecture studio, envisions a self-sufficient neighbourhood where residents can access all essential amenities—including schools, healthcare facilities, markets, and recreational spaces—within a 15-minute walk or cycle. This design philosophy drastically reduces reliance on private vehicles, thereby cutting down on carbon emissions and promoting a healthier, more active lifestyle. A sprawling five-acre central park will serve as the green lung of the community, fostering biodiversity and providing a crucial space for social interaction and well-being.

The project’s commitment to sustainability is further underscored by the integration of green technologies and infrastructure. A UK-based consultancy, recognised for its expertise in large-scale urban projects, will oversee the planning of infrastructure that incorporates solar panels for renewable energy and smart mobility solutions to ensure seamless and eco-friendly transportation within the enclave. This forward-thinking approach aligns with the global push towards creating zero net carbon cities and establishes Motilal Nagar as a potential blueprint for future urban developments across India.

Designated as a ‘Special Project’ by the Maharashtra government, the redevelopment of Motilal Nagar is more than just a housing initiative; it is a concerted effort to create a gender-neutral and equitable urban space. By regularising unauthorised constructions and addressing long-standing issues like flooding, the project aims to build a resilient and inclusive community. With MHADA retaining full ownership and oversight, the initiative promises a transparent and accountable process, ensuring that this landmark project not only revitalises a significant swathe of Mumbai but also sets a new, conscientious standard for urban redevelopment in the nation.
