Gurugram Tops NCR In Luxury Housing Sales Surge

In a striking display of real estate resilience amid broader market contraction, Gurugram has emerged as the undisputed leader in Delhi-NCR’s luxury housing segment. New data reveals that between January and June 2025, the city accounted for an overwhelming 91% of all luxury residential sales across the region.

Of the total 5,168 units priced above ₹5 crore sold in the first half of the year, 4,693 were tray he NCR dipped 23% year-on-year, the luxury segment recorded a notable 9% growth, showcasing a rising appetite for premium, amenity-rich living. Industry observers believe that this shift is reflective of evolving buyer preferences in a post-pandemic economy, wheredeveloping micro-markets along the Dwarka Expressway and Southern Peripheral nsacted in Gurugram alone. This outsized performance is being attributed to the city’s rapidlRoad (SPR), which collectively contributed to over 60% of the sales.While overall housing sales in t discerning homebuyers are prioritising integrated, sustainable, and well-connected living environments over traditional size and price considerations.

The SPR corridor alone accounted for 39% of all luxury units sold in Gurugram, followed by 22% from the Dwarka Expressway stretch. Other contributing zones included Golf Course Road and its extension, reinforcing the notion that location, infrastructure readiness, and lifestyle offerings are driving high-end demand.Notably, Gurugram’s dominance in the luxury segment is not a short-term trend. Experts noted that since 2020, nearly 22,000 residential units catering to the ₹5 crore-plus bracket have been launched in the NCR region with a staggering 89% of them located within various sectors of Gurugram. The recent completion of the Dwarka Expressway and the upcoming Gurugram Metro line have played catalytic roles in elevating the city’s desirability as both a residential and investment destination.

In stark contrast, Noida managed to register sales of just 475 luxury units in the same period, underlining the concentrated nature of premium housing demand in the NCR. Analysts believe that apart from infrastructure gaps, lack of Grade-A project launches and brand trust are factors deterring luxury buyers in other parts of the region.However, the sharp tilt towards luxury living has also raised concerns. Real estate economists warn that an overreliance on premium housing may come at the cost of affordability and inclusivity. With budget and mid-segment housing sales continuing to decline, the broader housing market may face a systemic imbalance. Experts argue that sustainable urban growth cannot be underpinned solely by high-end consumption but must also address the need for accessible housing solutions across income brackets.The luxury boom in Gurugram presents an opportunity for responsible developmentwhere city planning and real estate innovation converge to create inclusive, eco-sensitive, and future-ready urban neighbourhoods.
