Mumbai Bhumi World Announces Rs 200 Crore Investment In Bhiwandi Outlet Mall Project

Mumbai-based developer Bhumi World is preparing to debut The Outlet Mall of India in Bhiwandi, a Rs 200 crore retail initiative aimed at addressing growing demand for organised, value-driven shopping experiences in peripheral regions of the Mumbai Metropolitan Region (MMR). Scheduled for a mid-March 2026 launch, the project represents one of the country’s largest outlet-format malls, offering year-round discounts and targeting consumers seeking premium brands at accessible price points.

Strategically positioned in Bhiwandi, historically a logistics hub, the mall benefits from dual connectivity via the Mumbai Nashik Highway and the Samruddhi Expressway. Industry experts note that the location allows Bhumi World to attract footfall not only from Mumbai and Thane but also from Nashik and Pune, thereby converting a traditionally industrial corridor into a consumption-driven retail destination. The 200 crore development comprises a mix of domestic and international brands across categories including fashion, lifestyle, electronics, home goods, and food and beverage. “The outlet model aligns with evolving consumer preferences for discounted branded products while simultaneously stimulating local employment and economic activity,” said a company spokesperson. The project also integrates sustainable design considerations, reflecting Bhumi World’s commitment to environmentally responsible development in line with emerging best practices for peripheral urban centres. Urban planning analysts highlight that the move underscores a broader trend among developers seeking high-volume retail opportunities outside saturated urban centres. By focusing on peripheral markets, developers can leverage lower land costs, larger footprints for high-rise or horizontal retail layouts, and improved regional connectivity.

Such strategies not only optimise operational economics but also create inclusive consumption spaces for a wider demographic. “The Outlet Mall of India exemplifies a shift in retail strategy towards value-led formats that capitalise on growing disposable incomes in tier-2 and tier-3 markets while avoiding escalating costs in core city areas,” said a retail industry analyst. The project is expected to complement Bhiwandi’s existing warehousing and industrial infrastructure, promoting a mixed-use growth model and contributing to regional urbanisation. Bhumi World’s initiative aligns with the increasing focus on sustainable city expansion, emphasising pedestrian-friendly circulation, energy-efficient utilities, and green open spaces within the mall precinct.
