Bengaluru Real Estate Sees Fractional Investment Growth Driven By Technology Platforms

India’s urban real estate market is witnessing one of its most confident phases in over a decade, with steady sales, stable prices, and renewed investor interest. Urban professionals are increasingly treating property as a reliable wealth-building avenue, while technology-led platforms are making fractional ownership of high-value residential and commercial assets more accessible. This shift is appealing to younger investors seeking lower entry points, liquidity, and exposure to rental income without full property ownership.

For decades, property in India was viewed as a legacy asset, symbolising permanence and social security. Between 2013 and 2020, the market faced challenges from oversupply, delayed project deliveries, and regulatory changes including RERA and GST, leading to cautious buyer sentiment. However, post-pandemic shifts in work patterns, heightened financial market volatility, and rising household incomes have reinforced real estate’s appeal as a tangible hedge against uncertainty, according to industry experts. Developers report that buyer behaviour is evolving. Today’s urban purchasers are more informed, comparing locations, verifying builder track records, and focusing on long-term utility rather than speculative gains. “Investors now evaluate properties for rental potential and capital stability, not short-term flipping,” said a senior real estate analyst. Data from market research firms supports this trend. Sales in India’s top seven cities remained robust, with approximately 4.59 lakh units sold in 2024, slightly below 2023 levels. Home prices are expected to rise by around 6-7% annually over the next two years, reflecting steady demand and controlled supply.

Premium properties are increasingly dominant. Knight Frank reports that units priced above Rs 1 crore now constitute 62% of total sales in metropolitan markets, up from 51% a year earlier. Mid-segment homes between Rs 50 lakh and Rs 1 crore remain critical, catering to first-time homeowners and rental investors. Analysts note that inflation and supply discipline are reinforcing these trends: unsold inventory in top cities declined 19% in early 2025, supporting price stability and buyer trust. Real estate also offers comparative advantages against equities and gold. While equities yield higher volatility and gold provides limited income, property generates rental returns alongside potential appreciation, often leveraged through home loans. This combination of tangible security and financial yield is increasingly attractive to long-horizon investors. Nonetheless, risks persist. Rising prices and interest rates challenge affordability, and property remains a relatively illiquid asset. Legal and execution risks continue, requiring careful due diligence. Experts advise buyers to balance premium aspirations with mid-market opportunities and consider diversified exposure through fractional platforms.

The sector’s evolution suggests a market maturing toward sustainable investment practices, where transparency, location, and income potential drive choices, aligning with the broader vision of inclusive and resilient urban development.
