Bengaluru’s Whitefield corridor is witnessing a landmark corporate real estate development, with a global technology company leasing 2.4 million square feet of office space within Alembic City, a flagship integrated district developed by Alembic Real Estate. The scale of the lease underscores continued demand for future-ready, sustainability-focused work environments in India’s leading technology hubs.
Alembic City’s master plan integrates office towers with residential units, educational institutions, healthcare facilities, and open green spaces, reflecting a growing corporate preference for campuses that prioritise employee well-being, walkability, and environmental accountability. Urban planners note that such developments signal a shift from traditional office districts toward mixed-use precincts that can reduce commute times, enhance social interaction, and support zero-carbon initiatives. The leased office, housed in Tower A, adheres to USGBC LEED® Platinum and WELL standards and has achieved a Whole Life Carbon assessment aligned with RICS guidelines. The assessment reports an embodied carbon intensity of 751 kg CO₂e per square metre, significantly below global benchmarks for new office buildings. Operational energy use is 67 kWh per square metre per year, reflecting efficiency levels well ahead of international 2030 targets. Experts emphasise that such energy performance benchmarks not only reduce environmental impact but also lower long-term operating costs for occupiers. The 32.79-acre campus preserves nearly 4,800 mature trees, incorporates water reuse and recharge systems conserving approximately 6.5 million litres annually, and features 4.5 km of pedestrian and cycling pathways designed to promote car-free mobility.
City planners suggest that integrating greenery and active transport infrastructure into commercial districts is essential for mitigating urban heat islands and improving microclimates in high-density metropolitan regions. In addition to commercial development, Alembic City is expanding its integrated urban ecosystem with the University of Liverpool establishing its first international campus on-site, scheduled for 2026-27. This move is expected to create synergies between academia and industry, fostering innovation, skill development, and talent retention in the Whitefield technology corridor. Residential components of Alembic City, such as the ‘Cloud Forest’ development, exemplify low-carbon, biophilic living. Features include solar-powered rooftop gardens, living food forests, shaded pedestrian networks, and car-free zones prioritising safety and wellness. Urban development experts highlight that embedding sustainable residential and office spaces in one district aligns with the 15-minute city concept, encouraging people-first urban design while minimising environmental impact.
