With a projected gross development value of \u20b9800 crore, the project signals a larger transition in residential real estate\u2014from amenity-led offerings to wellness-integrated living ecosystems.<\/p>\n<p>Planned across a 10-acre gated township, Rahayu is positioned as a thematic high-rise development along Thane\u2019s rapidly evolving Ghodbunder Road corridor. The project will feature four towers rising 45 storeys each, delivering over 1,200 residences. Configurations include 1 and 2 BHK homes, along with flexible double-unit formats catering to 3 and 4 BHK needs\u2014indicating a hybrid approach to affordability and aspiration.<\/p>\n<p>At the core of the project lies a concept rarely seen in the mid-income segment: architecture designed as a wellness system rather than an afterthought.<\/p>\n<p>\u201cA home can no longer be a passive shelter\u2014it must actively contribute to health, balance, and community,\u201d said Shailesh Puranik, CMD, Puraniks Group. \u201cWith Rahayu, we are attempting to bring wellness-centric living into the mainstream housing narrative.\u201d<\/p>\n<p>&nbsp;<\/p>\n<p>From Amenities to Architecture: The Wellness Shift<\/p>\n<p>Unlike conventional projects where wellness is confined to clubhouses or gyms, Rahayu integrates it into the built form itself\u2014through cross-ventilation planning, optimal daylight penetration, balcony-oriented layouts, and spatial configurations designed to enhance mental and physical well-being.<\/p>\n<p>This approach reflects a growing consumer shift. According to industry studies, over 60% of Indian homebuyers now prioritise wellness-driven features, while the global wellness economy continues to expand at a robust pace. Urban housing, particularly in dense metropolitan regions, is now being re-evaluated through the lens of air quality, light, noise, and psychological comfort.<\/p>\n<p>Strategic Location Meets Market Momentum<\/p>\n<p>Located along Ghodbunder Road, one of Thane\u2019s fastest-growing micro-markets, the project benefits from strong infrastructure tailwinds\u2014including metro expansion and improving connectivity to both Eastern and Western corridors. The region has witnessed approximately 12% annual price appreciation over the past three years, positioning it as both a residential and investment hotspot.<\/p>\n<p>Financial Backing and Growth Ambition<\/p>\n<p>The project is being funded through Phoenix ARC Pvt. Ltd. as part of a broader \u20b91,130 crore financing structure combining construction finance and internal accruals. This financial closure underscores institutional confidence in both the developer and the emerging wellness housing segment.<\/p>\n<p>Puraniks Group, which reported revenues of \u20b9525 crore in FY 2024\u201325, is targeting \u20b91,000 crore in FY 2025\u201326, driven by an aggressive expansion strategy in Thane\u2014where it has already delivered over 10,000 homes and has another 5,000 units under development.<\/p>\n<p>Redefining the Middle-Class Housing Narrative<\/p>\n<p>The launch of Rahayu marks a critical inflection point in India\u2019s housing discourse.
