These layouts will run along the corridor from Hosur Road to Mysuru Road via Kanakapura, Bannerghatta and Magadi roads, serving both urban growth and fair landowner compensation. An official at the BDA states that preliminary land\u2011acquisition notifications are pending. Designated teams led by land acquisition officers are conducting surveys, verifying ownership, measuring plots and mapping records. Identified villages include BM Kaval, Gulikamale, Kaggalipura, OB Choodanahalli, Agara, Uttari, Devagere, Gudimavu and others.<\/strong><\/h3>\n<h4>Under the 40:60 land compensation framework, affected landowners will receive developed plots (40\u202fpercent of compensation value) in the new layouts, while 60\u202fpercent will be delivered as monetary compensation. Pricing for plots will be set post\u2011development but within BDA\u2019s affordable pricing mandate. The PRR\u20112 corridor forms part of a larger ring\u2011road system designed to decongest Bengaluru\u2019s traffic arteries. With a proposed width of 100\u202fmetres and spanning over 53\u202fkm, PRR\u20112 is intended to complete the semicircular expressway connecting Tumakuru Road and Hosur Road, its first phase PRR\u20111 already under construction.<\/h4>\n<h4>A senior BDA representative explains that the target of 50\u202f000 plots reflects growing residential demand and the agency\u2019s strategy to integrate urban expansion with compensation and infrastructure. The move is expected to stimulate Bengaluru\u2019s real\u2011estate market while offering equitable resettlement to displaced farmers. Local civic voices have urged that the authority first address infrastructure deficits in earlier layouts like Nadaprabhu Kempegowda Layout and Arkavathy Layout before embarking on new ones. Critics argue that some developed sites continue to lack basic amenities including water supply, drainage, parks, and road connectivity.<\/h4>\n<h4>In past infrastructure projects, such as the arterial road built through the Nadaprabhu Kempegowda Layout, BDA implemented a 40\u202fpercent developed\u2011land plus 60\u202fpercent cash compensation model that experts claim ensured timely infrastructure delivery and reduced acquisition litigation. Environmental advocates note that PRR\u20112 layouts offer an opportunity to embed sustainable design features\u2014such as 10\u202fpercent open space allocation, green corridors, pedestrian and cycling tracks, and low\u2011carbon shared infrastructure\u2014aligning with equitable, gender\u2011neutral and climate\u2011resilient city-building goals. The approved layout plan reflects a balance between infrastructure expansion and social equity.
